Submit a full plans application

You can submit a building control approval application (with full plans) for all types of domestic and commercial works, including if there is a public sewer within 3m of any extension or new building.

This type of application gives you prior approval of your plans and provided you build in accordance with your plans, our inspectors will not request any changes on site.

We recommend a full plans application for any extensions, loft conversions, new houses/flats and commercial works.

Please check our fees and charges before applying. You will need to enter the fee payable into the online form, and then pay using our online payment system once you have submitted your application.

Plan check

You will need to submit detailed drawings, specifications, and calculations with your application, which show compliance with all relevant parts of the building regulations. Plans should not contain statements such as ‘to the satisfaction of the building inspector’, this is because it is not our role to design your project.

We will check the plans for compliance, and where relevant, consult with the Fire Service and water company. Most applications that we deal with will require amendment and we will let you know what those changes need to be.

We must determine your application within the statutory period unless you have agreed to an extension of time. Further extensions of time can be agreed if you are unable to return additional information to us by the required deadline.

Please note that applications will be rejected where they show major contraventions of the building regulations, or the law requires us to. You can resubmit these applications, but a charge may be made for doing so. This charge covers the re-processing of the application, a fresh plan check and decision.
